 Here, you will find important informations about the villa and our terms and policies. 

v Balance of payment:

    The balance of payment will be the total fee minus the booking deposit.

    This payment is due 30 days prior to arrival.

v Damage security deposit:

    Additionally, we charge all guests a damage security deposit of $300.00, which is to be paid at the same time as the final balance of payment. 

*The client is held responsible for any damages that may be caused to the property, and its contents, during the rental period.  The damage security deposit will be returned one week after departure, subject to the departure inspection.  We have the right to retain the damage security deposit (either in-part or full) to cover breakages/damages.  Receipts for repair/replacement will be provided in the event that such retention is required. We reserve the right to pursue a quest to recompense any damages caused, which may exceed the value of the damage security deposit.  This additional payment should be paid within seven days after such a notice has been served.

v Deposit is fully refundable as long as you cancel more than 30 days prior to the rental period.

v Cancellation, less than 30 days prior to your date of arrival will incur a cancellation charge of 100% of the total cost of booking fee ($300), PLUS...

§  Between 30 and 14 days prior to arrival: 25% of total renting fee.

§  Less than 14 days prior to arrival: 50% of total renting fee.

Ø We strongly suggest that you take out an insurance, at the time of booking, to cover any cancellation charges, plus normal travel insurance to cover in respect of illness, injury etc.

3.    CHECK-IN/CHECK-OUT  :

Please note that check-in time is after 4.00pm, and check-out time is no later than 10.00am.  Excess stay above this time, without agreement from the owner, will incur a half-day rental fee.  If you require a late check-out, please arrange this at time of booking.

5.    PROPERTY OCCUPANCY LIMITS

Please note that Florida law puts limits on the number of occupants permitted to stay overnight in a vacation home.  Our villa can accommodate between 7 and 9 guests comfortably. In the event of an infringement and you have a higher occupancy than permitted; you will be required to vacate the property.  In this case, there is no refund on the rental charge.

6.    NO SMOKING OR PETS

For the health and courtesy of our guests, our villa is a smoke-free environment.  We also do not permit any animals inside the house.  We hope that you understand and respect these policies. 

7.    WHAT IS PROVIDED?

Our villa comes completely furnished and fully equipped for all your self-catering needs.  It is a home away from home residence.  We try to provide each guest with everything they will need.  All linens, towels, pool towels are provided.  Kitchen is fully equipped and has all utensils, silverware, glassware, dishes and cookware you will need.  Starters of spices, coffee filters are provided. Our laundry room is equipped with washer and dryer, detergent and softener.  Starters of toilet paper, bath and hand soap are provided but you may need to supply more of these as your vacation progresses.  In addition, basic toiletry items such as shampoo, body wash, toothpaste are not provided as well as grocery supplies.

8.  LIMITATION OF LIABILITY

v The party is solely responsible for, and shall secure, all their personal property/belongings, while in the rental property. 

v The party leader further agrees to hold harmless and indemnify the property owner for any loss, claims, costs, expenses or actions arising from their party’s use and occupancy of the rental property and pool.

v The party leader should also agree that the owner cannot accept any responsibility whatsoever in the case of accident nor illness, neither in the property itself nor using the pool.

v Guests must ensure that children under the age of 18 years old are supervised at all times.

v The owner accept NO responsibility, nor liability for any loss, damages nor alteration to the terms of this booking, caused by events beyond the owner’s control.  Such events include strikes, riots, political unrest, hostilities, war or threat of war, terrorist activities, closure of airports, adverse weather conditions, fire or flood.  The owner does not accept responsibility for any accident, injury, illness or damage sustained during the tenancy, regardless of cause.  You are thus advised to take full health and travel insurance.

Ø  PRIVACY:  Under no circumstances will the owner sell or provide any of your personal information, on the reservation form to third parties.  To ensure comfort, safety and peace of mind, the property is registered with the State of Authority and is in full compliance with all relevant legislation.  If the property should be on the market for sale, please be assured that no entry to show the house will be made during your stay.

Ø  However, the owner and management company reserve the right of entry at any time, which also includes maintenance workers for pool and garden etc.
